Regardless of how fair the asking price is, many people believe you should \u201calways try to get a discount.\u201d Sometimes this is based on genuine market reasoning \u2014 but often, it\u2019s simply a ritual.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Two Types of Negotiations We See in Italy<\/h2>\n\n\n\n<p>From our experience as&nbsp;<strong>real estate professionals in Italy<\/strong>, there are two very different situations:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<ol class=\"wp-block-list\">\n<li><strong>Value-based negotiation<\/strong>\u00a0\u2014 when a buyer or tenant sees the value of the property but wants to have a reasoned discussion about terms,<br><\/li>\n\n\n\n<li><strong>Ritual negotiation<\/strong>&nbsp;\u2014 when someone starts with the assumption:<br><\/li>\n<\/ol>\n<\/blockquote>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cWell, there should be a discount \u2014 that\u2019s just how it\u2019s done.\u201d<\/em><\/p>\n<\/blockquote>\n<\/blockquote>\n<\/blockquote>\n<\/blockquote>\n\n\n\n<p>\u2026without analysing why the property is priced as it is, what has been invested in it, and how it stands out in the market.<\/p>\n\n\n\n<p>The first approach respects the owner\u2019s work and acknowledges the property\u2019s unique features. The second often wastes time and can close the door to productive dialogue.<\/p>\n<\/blockquote>\n<\/blockquote>\n\n\n\n<h2 class=\"wp-block-heading\">A Real Example from Udine<\/h2>\n\n\n\n<p>In 2025, we listed a&nbsp;<strong>fully renovated apartment in Udine<\/strong>:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Fully furnished with new appliances,<\/li>\n\n\n\n<li>Private terrace with mountain and sunset views,<\/li>\n\n\n\n<li>Unlimited internet,<\/li>\n\n\n\n<li>Rare energy efficiency class &#8220;C&#8221;.<\/li>\n<\/ul>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>The asking rent reflected&nbsp;<strong>fair market value<\/strong>, considering all included features.<br><br>A potential tenant wrote to us:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cA quanto puoi arrivare? Mi piace molto, ma non ho quel budget\u2026\u201d<br>(\u201cHow low can you go? I really like it, but I don\u2019t have that budget\u2026\u201d)<\/em><\/p>\n\n\n\n<p>While they appreciated the property, a\u00a0<strong>personal budget limit<\/strong>\u00a0is <strong>not<\/strong> a valid reason to lower the price of a quality product. It\u2019s like walking into a boutique and saying:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cI love this coat.
